I first met John Shultz, from Samson Properties in my Winchester, Virginia restaurant. We started discussing real estate and John, informed me could sell my home for 4.5% fee without compromising his level of service. Not only did he provide me with a full-service listing, he offered to handle the closing, on my behalf, as I was moving back to Italy with my family, allowing me to travel worry-free.
I signed the listing with John, and provided him with a Power of Attorney, to allow him to act as my agent, in my absence. John arranged for the home inspection repairs to be completed, well in advance of the closing date. Not only did John close the sale of my house in a timely manner, he had my money wired directly into my account, all without me having to be present. I was, and still am, impressed with the service John provided me. I had never had this level of service, then or since.
John, did not charge me more than his standard listing of 4.5% for this extra services he provided and, I might add, that his fee was 1.5% below other agents I interviewed prior to making my selection.
If you want honest representation, the best service, with the best brochures, I would highly recommend John Shultz.

A year before I retired in 2013, I started to look for a realtor. I had met John Shultz a couple of times, through a friend, and when I decided to put my condo on the market, I knew that I wanted him to represent me.
I needed to decide when to put it on the market, what improvements (cleaning, painting, etc.) I should make, and how to price it. I relied on John for all this information, and he addressed my every need perfectly. Mine wasn't a high-end condo but he treated my home like it was a million-dollar estate.
The condo went on the market on a Saturday afternoon; by evening I had several people interested. By Monday evening, three potential buyers had seen the unit and all three had made offers. John and I went over the offers later that week and, based on his years of experience, he guided me toward selecting the best one for me.
My condo sold quickly because I took John's advice on how to stage and price it. His expertise in all areas of selling a home proved invaluable to me. He was with me through every process of the sale and is very good at working with people. I moved out of the area so I did not need John's help in finding a new home, but had I needed it, I know he would have been there for me.
He is knowledgeable, experienced, caring, and very fun to work with. I would recommend him tightly to anyone looking for a realtor.

I would recommend John Shultz to anyone who wants to buy or sell a property. John stuck with me and my daughter for almost a year until we found the perfect property for her. This involved many hours of searching around the Northern Virginia area, emails and telephone conversations. John never gives up until he finds you what you want!
All the negotiations and contract issues were dealt with in an extremely professional and efficient manner. John’s diligence to make sure everything was handled correctly and expediently illustrates his attention to detail which meant that on the day of our settlement everything went off without a hitch.
Apart from his role as my real estate agent he went far beyond his duties or commission to ensure that we found the right property. Even after the sale had closed he went to the property to wait for materials to be delivered and oversee a flooring project we wanted to get started before move in.

Greetings from Texas!
I wanted to drop a note to all my fabulous former neighbors. I'm sorry I didn't get a chance
to say goodbye to all of you before we left. I hadn't planned to leave Virginia so soon. We had
planned for Jeff and Mindy to come ahead while I stayed behind to stage the house and wait
for it to sell. We figured that once the house did sell we'd have a long list of to do items from
the inspection and one of us would need to be there to coordinate. So I thought I had plenty
of time for goodbyes. But our real estate agent, John Shultz, changed our minds.
John assured us that his photographer would put together such a great brochure that
prospective buyers wouldn't need to see the house staged to get a feel for what it could be.
He also offered to arrange for any necessary inspection item repairs. Once we decided to all
leave at the same time, the whirlwind began and we didn't have a minute to think!
We've finally gotten most of the boxes emptied, pictures hung, and our new house feels like
home. We all love Texas. I love it more than I ever thought I would. Mindy has gone back to
school and is looking for a job. Jeff's Honey Do list is so long that he doesn't have much time
for anything else. I'm going to work for my neighbor keeping the books for his home-based
business. Mindy and I spend time going over paint chips deciding what color to paint which
room, we're all getting involved in our new church and the grandbabies are coming soon.
Life is good!
The agent we used, John Shultz of Samson Realty was terrific. Having been in the biz I
recognize an outstanding agent. John is a true professional and loves his job. He did an
excellent job of marketing our home and negotiating with prospective buyers' agents. We had
two offers in less than 5 days and with John's negotiating skills we sold for $595,000 with no
subsidy. Once the inspection was done, John was true to his word in arranging for repairs
including window, plumbing and electrical issues. He "shopped" prices, kept us informed
every step of the way, and met each repair person at the house and stayed with them to
make sure the job was done right. The level of service we received from John was
